The Opportunity                            
The SBA 504 Senior Underwriter is responsible managing the 504 underwriting team, underwriting 504 loan requests and providing guidance for the advancement of the 504 underwriting team members.  This position directly and frequently interacts with a wide range of parties, including borrowers, bankers, business development officers, auditors, other lenders, and multiple vendors. Position works in collaboration with the 504-business development team. May perform other related activities not listed below. Reporting directly to the 504 Senior Executive Vice President. 

Your Key Responsibilities
  • Manage the 504 underwriting team and 504 underwriting pipeline.
  • Ensure that files move through the underwriting pipeline as quickly as possible while ensuring adherence to SBA guidelines and ensuring accuracy.
  • Offer guidance, training to the underwriting team.
  • Review all work produced by the underwriting team for accuracy, adherence to SBA guidelines.
  • Organize loan files and collect relevant documents such as project cost documents, tax returns, personal financial statements, management history statements, credit bureau reports, real estate appraisal and environmental reports.
  • Review and verify that loan applications meet SBA's 504 loan eligibility requirements according to the SBA Standard Operating Procedures (SOP) and Information Notices.
  • Review and verify that loan applications meet SBA's 504 credit criteria according to the SBA SOP and Information Notices.
  • Review and verify that loan applications meet the requirements of LiftFund's internal lending policies.
  • Read tax returns and financial statements; and write a comprehensive credit memo including cash flow analysis.
  • Present completed loan credit memos to LiftFund's loan committee.  Must be prepared to support and defend the presentation.
  • Submit entire loan package electronically to the SBA Loan Processing Center.  Must be prepared to reply to the SBA loan officer's questions and submit additional information as needed.
  • Always maintain effective communication with the LiftFund 504 Business Development Officers, third party lenders (the Bankers), and the borrowers.
  • Communicate proactively with the LiftFund 504 Servicing and Closing teams to discuss issues and problematic scenarios.
  • Coordinate ongoing period training for entire SBA 504 Staff and Board of Directors to meet minimum standards per SBA 504 SOP
  • Attend occasional seminars and webinars to maintain your knowledge base.
  • Participate in other duties/projects to support the 504 Loan Department on an as needed basis.

To Qualify for the Role You Must Have
  • Minimum 5 years’ experience in underwriting loan applications under SBA guidelines and requirements.
  • College Degree, or working toward a degree, in Business, Finance, Economics, or related field. 
  • Accounting background highly desirable.
  • Good technical writing ability with a detail-oriented approach to presentations
  • Minimum 2 years’ experience managing a team of underwriters
  • Ability to work under time pressure
  • Demonstrate strong attention to detail and high degree of accuracy.
  • Demonstrate ability to work cooperatively with multiple team members and variable project deadlines.
  • Demonstrate a desire for continued learning and advancement in commercial real estate finance and SBA guidelines.
  • Ability to maintain regular and punctual attendance during business hours and work overtime as needed.
